Every year after your asphalt driveway is done, it gets weathered. The properties are petroleum, bitumen and tare sand. Each year the bitumen fades out of the asphalt and weakens it leaving it vulnerable to damage causing cracks and potholes. Sealer puts the property of bitumen back into the asphalt and seals it at the same time. This not only brings the asphalt back to its original strength, but also protects it from further deterioration, which could prevent the full replacement of the asphalt. It is important to maintain your asphalt and to seal it every 2-years to insure maximum protection. It is a great investment to keep not only the curb appeal up, but also to protect your asphalt to save you money in the long run.
Why should you get your Driveway/Parking lot Sealed?
After a full clean-up is complete as described in the Driveway/parking lot clean up section, we spray with a wand pressure washer gun. The pressure washer gun is getting the sealing material from the tanks that are located on our truck. Before spraying, we ensure to protect any grass, interlock, garage door, concrete surfaces, or anything that has the potential of getting sprayed will be protected. We then apply sealer on the entire perimeter of the driveway or parking lot surface. Once spraying the perimeter is complete, we spray the driveway in a sweeping motion from one side to the other ensuring proper overlap of what we just sprayed. Following this spraying method ensures that the customer has a double layer of protection. This allows the sealer to properly bond with the asphalt. This procedure insures durability of your asphalt and prevention of any future cracks that would lead to replacement. We are recommending to seal your driveway every 2-years since the asphalt fades with time.

Asphalt Crack Filling
Why should you do crack filling!?
Crack filling is the most important part of maintenance of an asphalt driveway or parking lot. Cracks are what sealing your driveway or parking lot prevents. Cracks begin as small cracks, but eventually go all the way to the base of your asphalt. Once cracks reach the base of the asphalt, it creates heaving of the asphalt, meaning the lifting of the asphalt. Heaving leads to an eventual total replacement. Filling the cracks will prevent the heaving from worsening. Doing crack filling goes hand-in-hand with sealing your asphalt giving total protection to prevent future deterioration of the asphalt.
Asphalt Crack filling; How we do it :
As explained in how we do it in Driveway/Parking lot clean up section. We insure all cracks are cleaned with a wire brush and then power broom. This ensures the crack is fully clean from the base all the way to the surface. Doing this procedure allows the crack filling material to penetrate to the base all the way to the surface allowing it to bond properly. Once the crack filling is complete, we then add a double layer of sealant to the top of the crack. Adding the double layer of sealant ensures that there is no water seepage into the crack, thus, making it water-resistant. Making the crack water-resistant, is critical to prevent the crack from expanding further.

Asphalt repairs : How we do it?
As described in the Driveway/Parking lot clean up section. We clean where the repair will be done. We then apply a material called an asphalt bonding agent to coalesce with the existing asphalt. The coalesce allows the new asphalt to bond to the old asphalt. Once the patch is completed we also apply sealer to the edges insuring that the new asphalt bonds to the old asphalt and doesn’t allow water seeping in between both.
